Deposit, Cancellation, and Other Fees
Rates are based on double occupancy (2 people) and include a decadent bayfront breakfast experience each morning as well as beer, wine, and light nibbles each evening.
All room rates are subject to 10.5% Florida state and local tax.
$45 per night extra-person fee for each guest that exceeds double occupancy.
Groups of 5 rooms or more will incur a $10 per night service charge whether booking as a group or booking separately.
A minimum cleaning fee of $350 will be applied to the credit card on file for any damage incurred during your stay, to include smoking in your room and the lighting of candles or incense.
$35 fee for each key not returned at check-out.
$250 fee for residential parking passes not returned at check-out.
Massages that begin at or after 7:30pm will incur an additional charge of $25; cancellations within 24 hours will result in a full charge for the guest ($125 to $150); and cancellations within 3 days of the appointment will result in a $50 cancellation fee.
We require a deposit in the equivalent of 1 night's stay prior to booking the room. Your reservation is not confirmed until that deposit has been received and confirmed by email. VISA, MasterCard, and Discover accepted.
For reservations made within a 7-day window (from point of reservation to scheduled date of arrival), the full reservation charge is due at time of booking and is nonrefundable.
Extended-stay bookings* require a 50% nonrefundable deposit to book the room.
A standard $50 cancellation fee per reserved night applies from time of reservation until 8 days prior to scheduled date of arrival (14 days for extended-stay* bookings as well as during holiday and special event periods).
Reservations cancelled within 7 days of scheduled date of arrival (14 days for holidays or special event periods and for group or extended-stay* bookings) are subject to forfeiture of the deposit, and the balance due for all nights reserved will be charged to the credit card on file.
For any reservation that falls within a period during which a weather-related state of emergency for St Augustine has been declared, you will be contacted about the cancellation, and a credit for a future stay will be issued.
NO SHOW and EARLY DEPARTURE
If you fail to check-in by 9 pm on the day of your reservation and have not contacted us, the booking will be deemed a no-show. The room will be offered for immediate re-booking at that time. The outstanding balance for the whole length of stay as booked will be charged immediately, in full, to the credit card on file. An early departure (regardless of the departure time) is considered the same as a no-show and will be treated accordingly.
GIFT CERTIFICATE PURCHASES
Gift certificate purchases are non-refundable (but they do not expire) and nontransferrable.
* Extended stay is defined as five days or more.
The St. Augustine, Florida bed and breakfast cancellation policy is competitive with inns throughout the U.S.
Because most guests come to Westcott House for a quiet and romantic get-away, it is not the ideal environment for children under the age of 8. The standard extra-person fee does apply, per child, per night.
Bayfront Westcott House is a nonsmoking inn. Smoking is permitted on the porches and courtyard only if it is not offensive to another guest occupying the space at the same time. Smoking inside the inn will result in you being asked to leave and forfeit any remaining rent. Any evidence of smoking indoors will result in a cleaning fee of $350.
The lighting of candles or incense is not permitted. Any evidence of their use will result in a cleaning charge of $350.
We cannot accommodate pets of any type.
Check-in time is 3 pm. Check-in after 9 pm can be arranged with advance notice. Check-out time is 11 am.
BRIDAL PARTIES and OTHER SPECIAL-OCCASION GROUPS
Many of our guests are in town for weddings and other events. In order to ensure the peace and balance all our guests, it is important to note that unless you have rented the entire inn, the common areas are not available to anyone who is not an overnight guest.

We do wish to ensure a great stay for everyone, so if you have a special request, we just ask that you check with your inn manager in advance.
